l2. That, in orde: more fully to protect the security of this murt-
gage, the mortgagor, together with, and in addition to, the monthly payments
under the terms of the note secured hereby, on the first day of each month
until the said note is fully paid, and in addition to the provisions hereinbefore
made , will pay to the mortgagee the following sums: '

(a) A sum eyual to the premiums that will next ~ecome due and pay-
able on policies of fire at~d other hazard insurance covering the mortgaged
proper!y, plus taxes and assessments next due on the n:ortgaged property (all
is estimated by the mortgagee)less all sums already paid lherefor divided oy
the number of months to elapse before one month prior to the daiz when such ~
premiums, taxes and assessments will become d~ie.
(b) All payments mentioned in the preceding su~sec*ioi~ of this para-
graph and all payments to be made under the note secured herehy shall ~e
added together and the aggregate amount thereof shall ~e paid oy the mortgagor
each month in a single payment due upon the first of each and e~~ery munth '
he re inafte r '
Any deficiency in the amount of such aggregate monthly payment shall, unless ;
made good by the mortgagor within thirty (30) days next after the sam4 ~Ct:Gmes `
due and payable, constitute an event of default under this mortgage.
13. If, howe~•er, the monthly payments made by the mort~abor under
(a) of paragraph 12 preceding shall not be sufficient to pay taxes and assess-
ments and insurance premiums , as the case may be , when the same shall
become due and payable, then the mortgagor shall pay to the mortRaeee any s
amount necessary to make up the deficiency, on or before the date when payment
~f such taxes, assessments or insurance premiums shall be due.
