(2) All portions of an apartment, except interior surfaces, contributing to the support of the apartment building, which portions shall include but not be limited to loac.-bearing columns and load-bearing walls. (3) All conduits, ducts, plumbing, wirinq, and other facilities for the furnishinq of utility servi~es contain~3 in t2~.~ gortions af a.-~ ap~r~ent that service part or parts of the Condominium other than the apartment within which contained. (4) All incidental damage caused to an apart- ment by reason of maintenance, repair and replace- ~ ment accomplished pursuant to the provisions of 7.1 (a) (1) , (2) , and (3) above. (b) B the A artment Owner. The responsibility of the apartment owner or maintenance, repair and replacement, shall~" be as follows: (1) To maintain, repair and replace at his expense all portions of his apartment except the portions to be maintained, repaired and replaced by the Association. Included within the responsi- bility of the apartment owner shall be windows, screens and doors opening into or onto his apart- ment. All such maintenance, repairs and replace ment shall be done without disturbing the rights of other apartment owners. The Association shall maintain and repair at the Association's expense all parking spaces. ~ ~ -7-. 3 Ree~ea-~ion Area. - Maintenance, -repair_, -_replacement, ~ alteration an improvement of the Recreation Area shall be by the Association at the Association's expense, pursuant to the terms and provisions of the Ninety-Nine Year Lease. ~ 7.4 Alteration and Im rovement.
