($3, 033, 00), $250. 00 of which is paid herewith by the Purchasers to the sellers, receipt of which is hereby acknowledged by the Sellers; the balance of the purchase price, being $Z, 783. 00 to be paid to the Sellers ' at the rate of $50, 00 per month, commencing one month from date hereof and continuing monthly on the sam~ day of each succeeding month until fully paid, including interest at the rate of 6~ per annum from date on the balances remaining unpaid from time to time, all payments to apply first toward accrued interest and the balance remaining ~to principal, with ehe right to prepay at any rime without penalty. When the pu.rchase price has been fu21y paid as herein provided, the Sellers shall deliver to the Purchasers a Warranty Deed conveying said property, affixed to which shall be the requisite amount of documentary stamps as hereinafter provided. Simultaneously with the de- livery of said Deed, the Sellers agree to furnish a complete Abstract of Title certified at Ieast to the date hereof showing the title to be good anci marketable. The Sellers do hereby fully warrant title to said land to be good and marketable and fre~ from alI liens and encumbrances whatsoever except taxes accruing subsequent to the year I969. 3.
