said title to said property or in foreclosing this Contract of Deed, includ-
ing a reasonable attorney's fee for their attorney.
S. If the Purchasers shall fail to pay any taxes, liens or
assessments levied against said property, at the rime same shall become
due, the Sellers may pay said taxes and add the same to the purchase
price herein, and if said Purchaser~ shall not pay the same on the next

accruing installment after said Sellers shall have paid ~uch taxes, then `
the same shall be deemed a default in this Contract for Deed.
6. In the event the Purchaser shall fail to make any pay-
inent on account of the purchase price herein, or to make any payment on
taxes as required herein, and shall continue to default for a period of

thirty (30) days, then at the option of the Sellers; - the- entire uripaid-bal-

ance of this Cont-ract shall at once become due and payable, together with ~
~ all interest thereon, and if the same is not paid within five (S) days there-
after, then and in that event this Contract shall become null and void, and
all rights of the Purchasers hereunder shall cease and terminate, and any

and all sums paid by the Purchasers theretofore shall be kept and retained
by the Sellers, as liquidated damages for the breach of this Contrac~
7. Time is of the essence. It is expressly understood and
agreed that time in the making of all payments hereunder, and in the per-
formance of all things herein required to be done by the Purchaser, is of
the essence in this Contract for Deed.
The terms, condirions and provisions hereof shall inure to
the benefit of and be bindin~; upon t't~e parties I~ereto and their heirs, ex-
ecutors, admininstrators, successors and assigns. ~
IN WITNESS WHEREOF, the parties hereto have hereunto set
