Claim Deed t~a the above property in ord~r to clear the title of the Seller
to the same. Should they fail to do so, upon demand of the Sellers, the ;

Purcha~ers agree to pay all costs which Sellers may incur in clearing
said title to said property or in foreclosing this Contract for Deed, in-

cluding a rea~onable attorney?'s fee for their attorney.
S. If the Purchasers shall fail to pay any taxes, liens or
asse~~ments le~ied against said property, at the time same shall become
due, the Sellers may pay said taxes and add the same to the purchase pric
herein, and if said Purchasers shall not pay the same on the next accruing
installment after said Sellers shall have paid such taxes, then the ~~me
shall be deemed a default in this Contract for Deed. ;
6. In the event the Purchaser shall fail to make any pay-

ment on account of the purchase price herein, or to make any payment
on taxes as required herein, and shall continue to default for a period of
thirty (30) days, then at the option of the Sellers, the enrire unpaid bal-
ance of this Contract shall at once become due and payable, together with
all fnterest thereon, and if the same is not paid within five (5) days there-
after, then and in that event this Contract shall become null and void, and
all rights of the Purchasers hereunder shall cease and terminate, and any
and all sums paid by the Purchasers theretofore shall be kept and retained
by the Sellers, as liquidated damages for the breach of this Contract~
7. Time is of the essence, It is expressly understuod and
agreed that time in the making of all payments hereunder, and in the per-
formance of all things herein required to be done by the Purchaser, is of
' the essence in this Contract for Deed.
The terms, conditions and provisions hereof shall inure to
