KNOW ALL MEN BY THESE PRESENTS that GENERAL DEVELOPMENT CORPORATION, a
Delaware corporation authori2ed to transact business in the State of
Florida, and having its principal p2ace of business at 1111 South Bdy-
shore Orive, Miami, Dade County, Florida, hereinafter called the GRANTOR,
in consideration of the sum of ONE DOLLAR t~1.00) and other valuable
~ x' considerations, receipt of which is hereby acknowledged, does hereby
~ grant to SOUTHEf~V BELL TELEPNONE AND TELEGRAPH COMPANY, its associated
" ~ v:' and allied companies, their respective licensees, successors and assigns,
o hereinafter called the GRANTEE, an easement for the installation and
~ maintenance of underground utilities to be used for the construction,
~ operation and maintenance of underground wires and cables for comn~~z~ca-
tion purposes and the necessary appurtenances for such wires and cables in,
ander, upon and across the la~d, situate, lying and being in the city of
- Port St. Lucie, St. Lucie County, State of Florida, more particularly
described in the sketch prepared by James Edward Clark, Civil Engineer,
under drawing n~anber SL/U-26 dated September 24, 1970 attached hereto
and made a part hereof as if fully incorporated he rein and hereinafter ~
referv~ed to as Exhibit "A". '

It is not the intention of the GRANTOR by this instrument to convey to ~
M! the GRANTEE an exclusi~~e utility easement, rather it is understood that
o the described easement may also be granted to other compatable underground ~
' i~~ utilities as may be found necessury by the GRANTOR. ~

It is expressly provided that if and when the said easement shall be law-
fully and permanently discontinued, all rights to said easement convey-
ed to the GRANTEE by this instrument described as in Exhibit "A" attached ~
~ hereto, shall imnediately revert to the GRANTOR, its successors and ~
a assigns, and it shall have the right to imnediately repossess the same. ;

GRANTOR herein, its successors and assigns, shall file or cause to be ~
~.iN~O~ filed any subdivision plat or plats for record, and provision is made
~;~nl•lg in such subdivision plat or plats for public utility easements which
include the easement areas described in Exhfbit "A", attached hereto,
then, and in such event, such dedication of easement shall be valid and ~
fully effective notwithstanding the absence of specific ~oinder in such ~
dedication by the GRANTEE herein; and it is a further condition of this ~
grant of easement that whenever such dedication of easement, aforesaid, - ~
shall appear in a subdivision plat or plats appearing of record, this
i grant o#' easement shall be superseded thereby.
