An~• def~ctency in the a~ount of such aggregate monthly payment shall, unless made good by the mortgagor
prior to the due date of the next such payment, constitute an event of default under this mortgage. The mortgagee
nay collect a"late charge" not to exceed two cents (2¢) fot each dollar (S1) of each payment more than fifteen
~15) da~•s in arrears to cover the extra expense invol~•ed in handling delinquent payments.
3. That if the total of the pa~•ments made by the mortgagor under (6J of paragraph 2 pteceding shall exceed
the amount of pa}•ments actually made by the mortgagee, for ground rents, taxes and assessments and insurance
premium~, as the case ma}• be, such excess shall be credited by the mortgagee on subsequent payments to be '
made by the mortgagor. If, howe~•er, ihe monihly payments made by the mortgagor under (b) of paragraph 2 pre- ;
~ ceding shatl not be sufficient to pay ground rents, taxes and assessm~~nts and insurance premiums, as the cese
~ ~ra}• be, w~hen the -same shall become due and peyable, then the mortg:.gor shall pay to the mortgagee any amount
necessar}• to make up the def iciency, on or bef~the date when payment of such ground rents, taxes, assessments,
- or ins~~rance premiums shall be due. If at any time the mortgagor shall tender to the mortgagee in accordance with
the procisions ef the note secured hereby, fuil payment oE the entire indebtedness represented thereby, the mort- "

erty is othervvise acquired.the balance then remaining in the funds accumulated under (6J of paragraph 2 preceding
as a credit against the amount of principal then rem~ining unpaid undec said note and shall ptoperly adjust a~y
~ pa}•ments which shall have been made under (a) oE said paragraph.
4. That he will pay all taxes, assessments, water rates, and other governmental or munuipal chargPs, fines,
oc impositions, Eor wh~ch pro~~ision has not been made hereinbefore, and in default thereof the mortgagee may pay
