authority to sell and convey said land and the intaest therein set torth and
described, to the said Charles V. McCourt, the second party; and that he the
said (Reverend) ~'rancis J. McCourt, warrants the title to said land, including
the specitic interest therein conveyed by him to the said second party; and that

he will defend the same against the lawful claims of all persons whomsoever;
and that said land is free of all encumbrances.
