Any sale of the premises without the previous written consent of Mortgagee shall be a default hereunder, but nothing herein shall apply to the sale af individual condominium units so long as the release price therefor as he~einafter set forth is paid to Mortgagee. 12. The lien of this Deed secures and shall continue to secure payment of said indebtedness however evidenced, whether by said Promissory Note or any renewal or extension thereof or sub- stitute therefor, or otherwise, until all such indebtedness shall have been fuliy paid. 13. That in the event the premises hereby mortgaged, or any part thereof, shall be condemned and taken for public use under the power of eminent domain, the Mortgagee, its successors and assigns, shall have the right to demand that all damages awarded for the taking of or damages to said premises shall be paid to the Mortgagee, its successors or assigns, up to the amount then unpaid on this Mortgage and may be applied upon the payment or payments last payable hereon. 14. To pay all and singular the costs, charges and i expenses,_including lawyer's fees, reasonably incurred or paid ; ~ at any time by the Mortgagee, because of the failure of the ~ Mortgagor to perform, comply with and abide by each and every ~ ~ ~ the stipulations, agreements, conditions and covenants of said Promissory Note and this Mortgage, or either, and every such payment shall bear interest from date of such payment at the rate of fifteen per cent (15~) per annum. ~ 15. The term "Mortgagor" and "Mortgagee" whenever used ~ ~ in this instrument shall include the heirs, personal representatives, ~ successors and assigns of the respective parties hereto. Wherever ~ used, the singular number shall include the plural and the ~ plural the singular, and the use of any gender sfiall include all ~ ge~ders . i ~ ; ~y 16.
