his wife and ROBffitT R. COX and JOAN COX, his wife, hereinafter
called the Sellers and ROYAL ESTATFS, INC. , a Florida corporation,
hereinafter called Buyer, ~
WITNESSETH
WHEREAS, the parties hereto did on March 23, 1970 enter into
a certain sales contract providing for the sale by Sellers and the purchas
by Buyer of all that certain property in St. Lucie County, Florida de-
scribed as follows, to-wit: ~
The E~ of Section 1, Township 34 South, Range
39 East, and that part of the EZ of Section 12,
Township 34 South, Range 39 East lying North
of the T~rnpike Feeder Road, and all that part ~
of the W~ .of Section 7, Township 34 South, Range
40 East lying North of said Turnpike Feeder Road,
Less and excepting therefrom a parcel of approx-
imately 2. 9 acres described as: ~ A part of the West
146. 34 feet of the SE4 of Section 12, Township 34, _
- South, Range 39 East, described as follows: Be-
ginning at the intersection of the North-South quarter - ~
section line with the Northerly right-of-way line of
the Sunshine State Parkway Feeder Road, which point
is 86.61 feet South of the NE corner of the SE4 of the
SVff4 of Section 12, Townahip 34 South, Range 39 East;
~ thence run northeasterly along the Northerly right-of-
~ ~ way line cf the Sunalrine State Parkway Feeder Road
205.62 feet to a point, which point at its closest dis-
~ tance is 146.34 feet from the North-South quarter section
line of said Section 12, Townehip 34 South, Range 39
East, thence run North, parallel with the said North-
South quarter section line a distance of 847. 84 feet to
a poirn; thence run West a distance of I46.34 feet tio
the said North-South quarter section line; thence run
South along said North-South quarter section line 988.34
feet, more or less to the point of beginning.
at and for a cash purchase price of ~278, 495. 00. And
WHEREAS, there is presently in existance a certain Srst mort-
