2. The Mortaagee may. at his option, and without waivint his cight to accelerete the indebtedness hereby
secured and to foreclose the same. pay either before or after delinquency any or all ot those certain oblisations
required by the terms hereof to be peid by the Mortgagor fo~ the protection of the mortgage security or for the col-
lection of the indebtedness hereby secured. All sums so advanced or paid by the Mortsagee shall be charged into
the mott~age account and become an inte~ral patt ihereof, subject in all tespects to the terms, conditions, and
covenants of the afwesaid promissory note, and this mortgaae, as fully and to the sama extent as thou~h a put
of the orisi~al indebtedness evidenced by said note .and secured by this mortgage, excepting however. that said
sums shall be repaid the Mortgagee forthwith upon its demand and be in addition to the resulu monthly install-
ments provided by the mortgage note.
3. That the abstract or abstracts of title covering the mortaaged property shall at all times, durind the lite
of this mortgage, remain in possession of the Mortgagee and in event of the foreclosure of this mortgage or other
ua~sfer of title to the mortgaged property in extinguishment of the indebtedness secured hereby, all ritht. title
and i~terest of the Mortgagor in and to any such abstracts of title shail pass to the purchaser ot srantee.
4. To the extent o[ ihe indebtedness of the Mort~asor to the Mottgagee described herein or secured hereby,
the Mortgagee is hereby subrogated to the lien or liens and to the rights of the owners and holders thereof~of each
and every mortgage. lien or other incwnbrance on the Iand described herein which is paid and/ar satisiied. in
whole or in part, out of the proceeds of the loan described herein or secured hereby, aad the respective liens of
said mortsages, liens or other incumbrances, shall be and the same and each of them hereby is preserved snd shall
pass to and be held by the Mortgagee herein-as security for the ~indebtedness to the Mortgaaee herein described ~
or hereby secured. to the same extent that it would have been preserved and would have been passed to and been
held by the A1ort`agee had it been duly and resularly assigned, transfened, set over, and delivered unto the Morl-
sagee by separate deed of assignment, notwithstanding the fact that the sart~e may be satisfied and cancelled of
recad, it being the intention of the patties hereto that the same will be satisfied and cancelled of record by the
holders thereof at or about the time of the recordina of this mortsase.
S. ln the event the ownership o[ the mortgaged premises, or any part thereof, becanes vested in a person
other than the Mortgagor. the Nortgagee may, without notice to the Mortgasor. deal with such successor or suc-
cessors in interest with-reference to this deeZ and the debt hereby secuced, in the same manner as with the Mort- .
gasor without in any way vitiating or discharging the Mortga6or's liability hereundet or upon the debt hereby
secured. No sale of the premises hereby mortga6ed and no focbearance on the patt of the Mottgasee, and no ex- -
tension of the time for the payment of thc debt hereby secured siven by the Mortgagee shall operate to release,
. dischar6e, modity, change or affect the original liability of the Mottgagor 6erein either in whoie or in put.
6. T6e lien of ihis deed secures and shall continue to secure payment of said indebtedness or indebted-
