Premises, in the manner provided by the applicable statutes of the
State of Florida, failinq which the Lessor shall have the right to
cause the said lfen to be released in the manner provided by the -
Florida Statutes, and shall have the riqht to thereupon charqe
the costs of havinq had the said lien removed and dishcarqed
aqainst the Lessee as and for additional rent~due, said additfoaal
reat to be due and payable within fifteen (15) days of the date of
~ aotice thereof to the Lessee. ~
12. Indemnification. .
~ a. Lessee covenants and aqrees with the Lessor that
durinq the term of this Lease, the Lessee will indemnify
and save harmless the Lessor against any and all claims,
.debts,~demands or obliqations which may be made aqainst the
Lessor, or aqainst Lessor's title in the premises, arisinq
by reason of or in connection with the makinq of this Lease -
and the leasehold interest hereby created~in the Lessee, and
if it becomes necessary for the Lessor to defend any actio~
seekinq to impose such liability the Lessee~will pay
. the Lessor all costs of court and attorneys fees incurred in
connection with any such~defense, in addition to any other
. swns which the Lessor n?ay be called upon to pay by reason
. of entry of a Judgment aqainst the I.essor in litiqation in
- which such claini is ~asserted.
b. The Lessee will cause to be written a policy or
~ policies of insurance in the form generally known as Public
. Liability and Property Damage and%or Owner's, Landlord and
.Tenant Policies, when there are boilers included in any
improvements located on the Demised Premises, insuring
the Lessee aqainst any and all clauns and demands made by any ~
person or persons whacnsoever for injuries received in connectioa
with the operation and maintenance of the improvements and
buildinqs located on the Demised Premises, or for any other ~
~ risks insured against by such policies, each class of which
. . palicies' shall have been written. with limits of not . less than
$500,000.00 for damaqes incurred or claiuned by any one person,
and for not less than $1,000,000.00 for damages incurred or ~
_ claimed by more than one person as a result of any accident
or incident. All such policies will name the Lessee a.zd Lessor,
't ~ as their respective interests may appear, as the parties
; insured by such Policy or Policies, and the original or a
true copy of each of such policies shall be delivered by Lessee ~
. or Lessor promptly upon the writi.ng of such Policy or Policies,
- toqether with adequate evidence of the fact that the premiiu,.s
therefor are paid; and, in any event, such Policies and evideaae ;
of payment by the Lessee of the premiums shall be delivered by
the Lessee to Lessor before the expiration oi any ~then si~-ailar
; coverage and in time to assure the Lessoz that such coverage
, , will be carried continuously. The said Insurance Policy or ~
Policies shall be in such form as herein set forth and in
such Ca~npany or Companies; and in such amounts, in addition
' to the minimum amounts specified herein as the Lessor shall
reasonably require. The said Policy or Policies shall contain
a provision recitinq that the coverage provided thereby may -
~ not be cancelled or chanqed without actual notice beinq qiven
to the Lessor. _

~ c. Pro ert Insurance. Lessee shall obtain and pay for
~ policies o lnsurance insurinq the buildings and iunprovements
~ now or hereafter located upon and constituting a portion of the
~ Demised Premises aqainst loss by fire, windstorm and such other ~
hazards as may be included~in the broadest~form of extended ~
coverage from time to time available; and by boiler explosion, .
if boilers are no~w or hereafter located in any portion of the
Demised Premises; and, to the extent required by the Lessor,
war damaqe or daalaqe by civil insurrection or co~rmotion as
the sam~s may aot be covered by oth~er policies hereinabove des-
