The Leasor furthe= reservee the riqht to lease or contract for the ~
use of the Demised Premises by other qroups or persons, for the pur-
pose of enablinq the-coat ot maintenance and operation thereof to be
opportuned amonqst a larqer number of persons, provided, however,
that at such t3me as all of the condaainiums to be located in the
Colonnades Condaainiums Camplex shall have been completed, all aqree-
ments or leasea for the uee cf the Demised Premises by anyone other
than such associations or the residents and occupants of the said
Color~nades Condominiwas, shall terminate. it is recoqnized and .
acknawledqed that the Lessor under the tenas of this lease may
be one or more of the officers and directors constituting-the oriq-
inal Board of Directors and officers of the Lessee, and that all
of the persons conatitutinq the oriqinal Bosrd of Directors and
officers of the Leesee are persons vho may be subject to the
control or influence of the Lessor. Each apartment awner,
for himself, his heirs, successors and assiqns waives all
objectfon to such circwnstance, and ratifies and aqrees to be bound
by the terms and provisfons of this Lease to the same extent
as if he had joined in the execution hereof for all purposea herein
expressed, as well as for the puzpose of (a) subjectinq all of
his riqht, title and interest in his condaainium apartsaent and to
the common elements appurtenan~ thereto to the lien riqhts qranted
the Lessor under the provisions hereof; (b) aqreeinq to perform
each and every of the covenants, praaises, and undertakinqs to be
perfonaed by condaainium apartment unit awners wherever so
provided for in this Lease= and (c} ratifyinq, confirminq and
approvinq each and every provision herein contained, and acknawledqinq
- that all of the terms and provisons hereof, facludinq the rental
' reaerved, are reasonable. .
a. The Lessee shall constitute the irrevocable agent
in fact, with full pow~er of substitution, of each and every
act and thinq required of apartment unit awners pursuant to
the provisons of this Lease, and to consent to and execute
any and all documents, where necessary, to effectuate any ao~d
all of the provisions of this Lease. In the event any of .
the provfafons of this Lease ahall be in conflict with any
of the provisiona of ' th,e Declaratioa of Condaainiwa, the
provisons of this Lease shall control, except rrith the
express arittea consent of th,e Leasor to the contrary.
I b. The rental herein provided for to be paid; the -
; cost of repairinq and maintaininq t2ie Demised Premises
in qood condition and repair, and of replacinq portions
thereof, as necessary, and othes undertakinqs and abli- ~
qations herein provided for, shall conetitute a camaon
expense of the Condominium.
c. Each condaainiwa apart~aent unit awner shall have
the riqht to use, occupy and enjoy the Demised Premises
' throuqh the Lessee, subject to all of the provisions of
this ~.ease, the Declaratfoa of Condaninium, the Certificate
of Incorporation and th,e By-Laws of the Lessee-, and such
rules and rerqulations which the I,esaee may frcan time to
time adopt .
d. Use of the Demised Preiaises ahall be subject to
all la~rs, statutes, ordinances, rules and requlations of
of appropriate qovernmental authorities, and to the rules
and regulatfons of the Natfonal Board of Fire Underwriters,
~ or in the event it shnll terminate its present functions,
~ then of any other body exercisinq similar functions.
All use of the Demised Premisea ahall further canply arith "
~ rerquirementa of all insurers carryinq insurance in force
with reapect to the Demised Pre~mises.
4. ~R~ent. The Lestee aqrees to pay to the Lessor, as rent,
