Indeianif ication. a. Lessee covenants and aqrees with the Lessor that ~ durinq the tena of this Lease, the Lessee will indemnify ` and sav~ harmless the Lessor against any and all claims, debts, demands or abliqations which may be made against the Lessor, or aqainst Lessor's title in the premises, arising by reason of or in connection with the makinq of this Lease and the leasehold interest hereby created in~the Lessee, and if it becanes necessary for the Lessor to defend any action ~ seekinq to impose such liability the Lessee will pay the Lessor all costs of court and attorneys fees incurred ia connection With any such defense, in addition to any other sums which the Lessor may be called upan to pay by reason of entry of a Judqment aqainst the Lesaor in litiqation in Which such claim is asserted. b. The Lessee will cause to be written a policy or ; . policies of insurance in the form qenerally knawn as Public _ Liability and Property Damage and%or Owner's, Landlord and ~ . Tenant Policies, when ther.e are boil~rs included in any improvements located on the Demised Premises, insurinq the Lessee aqainst any and all claims and demands made by any person or persons whomsoever for injuries received in connection With the operatfon and maintenance of the improvements and buildinqs located on the Demised Premises, or for any other risks insured aqainst by such policies, each class of which policies shall have been written with limits of not less than $500,000.00 for damaqes incurred or claimed by any one person, and for not less than $1,000,000.00 for damaqes incurred or claimed by more than one person as a result of any accident or incident. All such policies will name the Lessee and Lessor, 'i as their respective interests may appear, as the parties ~ ~ insured by such Policy or Policies, and the original or a true copy of each of such policies shall be delivered by Lessee i ~ or Lessor pramptly upon the writinq of such Policy or Policies, z toqether with adequate evidence of the fact that the premiums ~ therefor are paid; and, in any event, such Policies and evidence ~ of payment by the Lessee of the premiums shall be del~vered by the Lessee to Lessor before the expir.ation of any then siuailar coveraqe and in time to assure the Lessor that such coverage will be carried continuously. The said Znsurance Policy or _ Policies shall be in such form as herein set forth and in such Company or Caapanies, and in such amounts, in addition to the minimum amounts specified herein as the Lessor shall reasonably require. The said Policy or Policies shall contain a provision recit.inq that the coveraqe provided thereby may not be cancelled or chanqed without actual notice beinq qiven to the I.essor. - c. Property insurance.
