ninety-nine yea: leases v~ith other condominium associations formed
for the purpose af administering the affairs of other condominiums
at the Colonnades Condominiums Complex. The Lessor f~rther reserves
the right to lease or contract for the use af the Demised Premises ~
by other groups or persons, for the purpose of enabling the cost oP
maintenance and operation thereof to be opportuned amongst a larger
number o~ persons, provided, however, that at such time as all of the
condominiums to be located in the Colonnades Condominiums Complex
shall have been completed, all agreements or leases for the use of
the Demised Premises by anyone other than such associations or the
residents and occupants of the said Colonnades ~Condominiums, shall
terminate. ~It is recognized and acknowledged that the Lessor under
the terms of this Lease may be one or mo~e of the officers arxi direc-
tors constituting the original Board oF Directors and Officers of the
Lessee, and that all of the persons constituting the original Board of
Directors ar~d Officers of the Lessee an~d persons who may be sub~e ct to
the control or influence of the Lessor. Each apart~ent owner, for him-
self, his heirs,.successors and assigns waives all ob~ection to such
circumstance and ratifies and agrees to be bour~d by the ter:ns and pro-
visions of this Lease to the same extent as if he had ~oined in the ex-
ecution hereof for all purposes herein expressed, as well as for the
purpose of: (a) sub~ecting all o~ his right, title and interest in
his condominium apartment and to the common elerr~ents appurtenant the~e-
• to to the lien rights granted the Lessor under the provisfons hereof;
(b) agreeing to perform each arxi every~ of the -covenants, promises arri
undertakings to be performed. by condominium apartment unit owners wher~-
ever so provided in tnis Lease; and (c} ratifying, confirming and ap-
proving each and every provision herein contained, and ac~mowledging
that all oP the ter~ and provisions hereof, including the rental re-
served,.are reasonable.
a. The Lessee shall constitute the irrevocable agent
in fact, with ~11 power of substitution, of each and every
act and thinig required of apartment unit ovmers pursuant to
the provisions of this Lease, aryd to consent to and execute -
any and all doeuments, where necessary, to eFfectuate an4r
and all of the provisions of this Lease. In the event any
of the provisions oS this Lease shall be in coriflict with
; any of the provisions of the Declaration oP Condominium, the
f provisions of this Lease shall control, except with the ex-
f press written consent of the Lessor to the CONTRARY.
B. The rental herein provided for to be paid, the cost
of repairir~g and maintaining the Deud sed Premises in good
~ condition and repair, and of replacing portions thereof, as .
4 necessary, and other undertakir~gs and obligations herein pro-
vided Por, shall constitute a com~non expense of the Condomin=
itun. -
~c. Each condominium apartment unit owner shall have the
right to use, occupy and en~oy the Demised Prercises through -
the Lessee, sub~ect to all of the provisions of this Lease,
the Declaration oF Condominium, the Certificate o~ Incorpora-
tion and the By-Laws of the Lessee, and sueh rules and regu-
lations which the Lessee may from time to time adopt. .
d. Use of the Demised Premises shall be sub~ect to all
~ laws, statutes, ordinances, rules and regulations of appr~o-
priate ~overnmental authorii.ies, and to the rules and regu-
lations of the National Board o£ Fire Unde:-~riters,.or in the
event it shall terminate its present Functions, then of ar,y
other body exercising similar fnctions . a~l use of the De-
mised Premises shall further comply with requirements of all
insurers carrying insurance in force with respect to the ~e-
mised Premises.
