9. Insurance Premiums and Utilities. Lessee covenan~s and
a~rees tha s a pay pre ums or a insurance policies which
the Lessee is obli ated to carry under t2^.e terms of this Lease not
less than fifteen ~15) days prior to the date upon which the sar~
shall become due, and that it will exhibit to the Lessor proof of
such payment within ten (10 ) days after making payrr~ent. The Lessee ~ ~ ~
shall further make all necessary deposits in connec~ion with and €
pay all bills and charges for gas,•electricity, light heat, power, 1
and telephone or other communication service, and for all other !
utilities used; rerxlered or supplied on or in connection with the ,
Demised Premises, and~shall indemnify the Lessor against any lia- ~
bility or damages on such account. ~ ~ '

10. Repairs and Maintenance. Lessee shall at all tin:es during
the terms o s ase, a s own expense, make all necessary re-
pairs and replacements to the Demised Premises and maintain the
same in good condltion. This covenant shall include the obligation
~ upon the part of the Lessee to replace or renew when necessary any
item of f~irniture, f3x_tures, machinery and equipment and all such
replacements and renewals shall be at least equal in quality and
class to the original equipment, furnishings, machinery or Pixtures.
Air conditioning, pool and other such equipment and machinery shall
be regularly serviced and m~.intained under appropriate service con-
tracts. Lessee shall keep and maintain all portions of the Deraised ~
' Premises in clean and orderly condition, f~ee of accumulatlon of
dirt and rubbish and pest infestation. A1~ buildings, structures
and improvements, furniture, furni~hings, fixtures, machinery ardi
~ equipment now or hereaPter replaced or bought, or intended for use
upon the Demised Premises shall be a part thereof and thereby the
property of the Lessor, without payment therefor by the Lessor, and
shall be surrendered to the Lessor uvon the expiration or earlier ,
termination of this Lease without cost or charge to the Lessor.
~ 11. Mechanics~ Liens. Al1 persons are hereby placed on notice
that the ssee s never, under any circumstances, have ~he power
to sub~ect the interest of the Lessor in the Demised Premises to ar~y
mechanics~ or materialmenTS lien or liens of ar~y kind, in the absence
; of a specific provision to the contrary herein contained authorizing
! in specific terms the creation of such lien or liens. All persons }
I who may herea~ter, during the term of this Lease, furnish wor:c, la- ;
f bor, services or material to the premises upon the request or oz~der ~
z of the Lessee, or any person claiming under, by or through the Les- ~
see, shall and must look only to the interest of the Lessee in con- ~
nection with payment therefor, and not to the interest of the Lessor. ~
If any mechanics~ liens are filed or asserted against the Lessor's ;
interest in the Demised Premises, the Lessee shall, ~aithin thirty ~
(30) thirty days a£ter the date upon which notice thereof shall come k`
to its attention, cause such lien to be released from the Lessorts
interest in the Derrd sed Premises, in the marrner provided by ~he ap- `
plicable statutes of the State of Florida, failing which ~the Lessor '
shall have the right :.o cause the said lien to be released in ~he
manner provided by the Florida Statutes, and shall have the ri~Y:t to
thereupon charge the costs of having had the said lien removed and
discharged against the Lessee and as for additional rent due, said
additional rent to be due and payable within fift~en (15) days of the
date of notice thereof to the Lessee:
