The Lessee will cause to be written a uolicy or pol- icies of 3nsurance in the for~ enerally knawn as Public Lia- bility and Property Damage and~r Otvner~ s Landlord and Tena.nt Policies, when there are boilers included in any improvements . located on the Demised Premises, insuring the Lessee against -any and all claims and demands made by any person or persons whomsoever for in~uries received in connection with the oper- ation and.maintenance of the improvements and buildings lo- cated on the Demised Premises, or for any other risks insured against by such policies, each class of which policies shall have been written with limits of not less than fi500,000,00 for damages incurred or clafined by any one person, and for not less than ~ 1,000,000.00 for damages incurred or claimed by more than one person as a result of any accident or incident. ~11 such policies will name the Lessee and Lessor, as their respective - interests may appear, as the parties insured by such volicy or policies, and the original or a true copy of each of sucn pol- icies shall be delivered by Lessee tio Lessor prompt]y upon the writing of such policy or policies, togethe r with adequate ev- ~ idence of the fact that the premium4 therefor are paid; and, in any event, such policies and evidence of payment by the Les- see of the premiunLS shall be delivered by t2:e Lessee to Lessor . before the expiration of any then similar coverage and in tim~e to assure the Lessor that such coverage will_be carried contin- uously. The said insurance policy or policies shall be in such f form as herein set forth and in such company or companies, and in such amounts, in addition to the minimum amounts specified herein as the Lessor shall reasonab],y require, ~'he said poli- cy or policies shall contain a provision reciting that the coverage provided thereby may not be cancelled or changed with- out actual notice being given to the Lessor. c. Property Insurance. Lessee shall obtain and pay for policies o nsurance nsuring the buildings and improvements i now or herea£ter located upon and constitutir~ a portion af the ~ Demised Premises against loss by fire, windstorm and such~other ~ hazards as may be included in the broadest form of exterr3ed cov- erage from time to time available; arxi by bofler explosion, if ~ boilers are now or hereafter located in any portion of the De- - mised Premises; and, to the extent required by the Lessor, war damage or damage by civii insurrection or commotion as the same may not be covered by other policies hereinabove described. - When, in compliance with the provisions or this paragrsph, the Lessee shall furnish policies insuring the actual replacerr~n~ costs, said valuation shall be without deduction or depreciation insofar as such coverage may be obtainable, and in such case the term "maximum insurable value" as used herein shall m.ean the actual repZacement cost of the property required to be insured without deductio:~ Por depreciation. . ~11 insurance required to be carried shall be effected under policies wri~ten 3n such form and issued by such com~anies as sr.aZl be approved by the Z.essor, who shall not unreasonaoiy r withhold such approval. ~,11 gclicies shall be for the be:~efit ~ of the Lessor and the Lessee as tr,eir respective interzsts r3ay ~ appear, and shall be sub~ect to such.provisions as r,~ortgagees s of t~e Jer~ised Premises may require. 13. ~econstruction an3 P.epair.
