. b. The I,essor shall have the ri~ht to a~si~n and to en-
cumber its inte~est under this Lea~e and to the ~emised Prem-
ises without the consent of the Lessee, provided, hokā¢eve r,
that the Lessee shall, at the Lessor~s request, sign and exe-
cute such instrurr~nts as may be required or requested by the
Lessor to effectuate such transfer or encumbrance.

er the Lease is in good standing, and if it is not, the partic-

~ standing which may be relied upon by ar~y third party as being
true and correct .

ment of an interest in the Demised Premises or this Lease.
20. Duty of Lessee to Pay. It shall be the,duty and obligation
of the Lessee o assess s condominium unit owners, in accordance with
the provisions of the applicable laws of the State of Florida, dealing
with condominium, the Declaration of Condon~inium and the By-7,aws of
~ the Lessee for such monies as shall be necessary to pay the rents ar~
other obli~ations provided for by this Lease, and to otherwise perform
its covenants and promises contained herein.
21. Lessor~s Ri~ht to Perform Lessee~s Covenants. In the even~

to the Demised Premises,.or if it shall fail to take out, maintzin and
deliver insurance policies reauired herein, or shall otherwise Pail to
perform any other .act on its part covenanted herein to be performed by .

ies necessary to pay the rents herein provided for and the other obli-
gations of the Lessee herein contained, then the Lessor may, but shall
not be obligated to, without notice or demand~upon the Lessee, pe rPorm

~ ance by the Lessor shall constitute in whole or in part the payment of

to exa-rine tne condition and use thereof, and if saiC pre:n~.ses are dart~-
aged by any casualty wnich causes the prer,lises to be exposed to the e3-
eme:~ts, then the Lessor may enter upon the prer~.ises ~o make e.;~~ency
repairs, and it shall have the rioY:t ~o recover the cos ~s th.e:eof from
the Lessee as additional rent due under tY:e term.s of this Lease.
