THIS~WARRAN'PY DSED, made the~~ day of December,
1970, by CODY L. BAILBY and CAROLYN A. BAILEY, his wife, and
STTPHEN A. MISIR, JR. and FRANCES C. MISIR, his wife, hereinafter
called the Grantor, to FLOYD P. TAGUS, whose post office address ~
is: 4054 Greenwood Drive, Fort Pierce, Florida., hereinafter
called the Grantee:

WITNESSBTH: That the Grantor, for and in considera-

sells, aliens, remises, releases, conveys and confirms unto the
Grantee, all that certain land situate in St. Lucie County,
Florida, to wit: ~ ~

plat thereof on file in Plat Book 5, at paqe 24,
of the public records of St. Lucie County, Florida.
SUBJECT to that certain mortqaqe from Grantors here-
in to First Federal Savings ~ Loan Association of
Fort Pierce dated October 18, 1969, recorded October
20, 1969, in the oriqinal principal amount of
$150,000.00, and recorded in Official Record Book ~
180, at page 1555, of the public records of St.
Lucie County, Florida, the unpaid balance of wbich
Grantee herein assumes and agrees to pay.

~ TOGETHER, with all the tenem~ents, hereditaments and ap-
~ purtenances thereto belonqing or in anywise appertaininq.

~ TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee that
the Grantor is lawfully seized of said land in fee simple; that
the Grantor has qood riqht and lawful authority to sell and
convey said land; that the Grantor hereby fully warrants the
title to said land and will defend the same against the lawful
claims of~all sons whomscever; and that said land is free of
all encumb~e , except taxes accruing subsequent to December ~ aS
