12.2 Common elements and limited common elements. The
common elemen s a e comnon e emen g a a e used

nishings of services and facilities for the en~oyment of the
apartments.
12.3 Children. No persons who have not yet attained the
age oP thir een ) years aha~.l be permitted to reside in ai~y
of the~apartments except with the written consent of the Board
of Directors of the Association, or of the Developer, provided
such Written consent when once given and relied upon in connec-
tion with the purchase and acquisition oP a cor~dominium apart-
ment unit may not thereafter be revolaed or terminated without
the conaent of the apartiaent owner, and provided ~'urtl~er, that
children under such age may visit and temporarily reside in an .
apartment unit rovided such temporary residence shall not ex-

12.4 Pets. No pets shall be maintained or kept in any of
the apartmen~Es
ottier than goldfish, tropical fish and the like,
and such birds as canaries, parakeets and the like, except as
may be specifically provided for and authoMzed by the rules arr3
~ regulations of the Association as they may be from time to time
adopted or amended, or purauant to the written consent of the
Board of Directors of the.Association, or of the Developer, pro-
vided, such written consent when once given and relied upon in
connection with the purchase aryd acquisition of a condominium
apartment unit may~not thereafter be revoked or terminated with-
out the consent of the apartment owner.
12.5 Nuisances. No nuisance shall be-allowed upon the Con-
. dominium proper~or any use or practice that is the source of
annoyance to residents or which intereferes with ~he peaceftil
possession and proper use of the property by its residents. All
. parts of the Corydominium shall be kept in a clean and sanitary
; condition, and no rubbiah, refi.ise or garbage allowed to accumulate °
` nor any fire hazard allowed to exist. No apartment owner shall ;
~ permit any use of.his apartment or make ar~ use of the common
~ elements that will increase the cost o~' insurance upon the Cor~do-
~ minium Property.
~ ~ 12.6 Lawf1~1 use. No imnoral, improper, offensive or unlaw-
¢ ful use aha e ma e of the Condominiwn Property nor any part of
it; and all valid laws, zoning ordinances and regulations of all
governmental bodies having ~urisdiction shall be observed. The
responsibility of ineeting the requirements of governmental bodies

erty shall be the same as the responsibility for the maintenance
