All of the provisions oP this Declaration, the Charter and By-LaWa, and the Rules ar~d Regulatione oP the Association pertaining to use ar~d occupancy shall be applicable aryd enPorceable against any person oaaupying an apartment unit as a tenant to the same eatent as against an apartment owner, and a covenant upon the . part oP each such tenant to abide by the rules and regulationa - of the Association, and the terms and provisiona of the Declara- tion of.Coridominium, Charter and By-LaNS, and designating the Association as the apartment owrier~s agent for the purpose of and with the authority to terminate ar~y such lease agreement in the event of violations by the tenant of such covenant ahall be an essential element of any such lease or tenancy agreement, whether oral or written, and whether apecifically expressed in such agreement or not. 12.8 ~S~1~_~n~~s. No "For Sale" or "For Rent" signs or other displays or~ertising shall be maintained on any part oP the common elements, limited common elements or apartments, excepting that the right is apecifically reserv~ed in the Developer to place "Pbr Sale" or "For Rent" signa 3n connection aith any unsold or unoccupied ap~rtment he may from time to time oxn, and the same right is reserved to any institutional firat mortgagee which may become the o~?ner of an apartment, and to the Association as to any apartment which it may otm. . 12.9 Parl~ng Spaces.
