ration of Condominium, Articles of incorporation and these-By-Laws shall
be exercised exclusively by the 8oard of Directors, its aqents, contractors
or employees, subject only to approval by condwninium unit owners where
such approval is specifically required. Without limitinq the powers
and duties of the Board of Directors, it shall have the follawing express
pawers, in addition to all others herein qranted, and provided for
by the Declaration of Condominium and the Condominium Act, to wit:
(a). To enter into a Ninety-Nine Year Lease on recrea- ~
tion area, in behalf of and in the name of the Association.
~(b) To enter into a lonq-term management contract, pra-
viding for the manaqement of the condominium property and of
the recreation area.
(c) To enter into contracts for the purpose of n?aking ~
available to the owners of condominium units and the residents
of the condominium apartment building such services as, but
not limited to, door man and automobile parkinq; maid service;
security alarm system and the like, provided, hawever, that. ~
_ the term or period of such contracts shall not exceed fifteen ~
(15) years, and provided, further, that said contract's may
provide for additional extensions of the oriqinal term in the
absence of written notice of termination by either party. No
such contract shall impose any involuntary monetary obligation -
or assessment upon any resident of the condominium building
or upon the Association, but shall serve only to make available
such services at the election and option of the user.
5. Off icers .
~ The executive officers of the Association shall
be a President, who sha be a director, a Vice-President, who
shall be a director, a Treasurer and a Secretary, all of whom
shall be elected annually by the Board of Directors, and such
Assistant Secretaries and Assistant Treasurers as the Board of
Directors may from time_to time determine upon. Any person
may hold two or more offices except that the same person shall
not hold the office of President and Vice-President, provided,
hawever, that the President shall not also be the Secretary
or an Assistant Secretary. Any officer may be removed peremp-
torily by a vote of two-thirds of the directors present at any
duly constituted meetinq.
E 5.2 The President shall be the chief executive officer ~
~ of the Association. He shall have all of the powers and duties
~ usually vested in the office of president of an~association,
~ including but not limited to the power to appoint committees
from among the members from time to time, as he, in his dis-
cretion, may determine appropriate to assist in the conduct
of the affairs of.the Association.
5.3 The Vice-President in the absence or ciisability of
the President shall exercise the powers and perform the duties
of the President. He shall also assist the President generally
and exercise such other powers and perform such other duties.

5.4 The Secretar shall keep the minutes of all proceedings
of the directors an ~ e members. He shall attend to the giving
~ and serving of all notice to the members and directors and other .
~ notices required by law. He shall have custody of ~he seal of
~ the Association and affix it to instruments requiring a seal
when duly siqned. He shall keep the records of the Association,
~ except those of the Treasurer, and shall perform all other duties
incident to the office of Secretary of an association and as may
be required by the directors or the President. The Assistant
Secretary, if any, shall perform the duties of the Secretary
when the Secretary is absent, and shall.otherwise assist the
Secretary.
