Gerrerally. The Lessee covenants and agrees ~o :oay to the Lessor a real estate taxes, assessrr~ents and other oovern- men~al levies and charges, general ar~d special, ordi:iarf z.nd • extraordinary, foreseen and unforeseen, of whatsoever ki:r2 and nature, all of which are hereinafter called ''taxes and assess- ments", which are assessed, levied, confirmed, imposed or charged against the De;nised Premises for the year 1970 and subsequent years du~ing the terms of this Lease. Payment of all such ~a~ces and assessments shall be made by the Lessee_to the Lessor wi~hin fifteen (15) days of written dernand therefor, provided, however, if any such tax or assessment is payable or may be paid a~ the option of the taxpayer in installments (whether or not interzst shall accrue on the unpaid balance of such tax or assessrr~nt Lessee may, at. its option, pay the sa.~r,e together wi ~h ariy accrued interest on ~he unpaid balance of any such tax or assessrr~nt, to ~ the Lessor in installments no less than thirty (3~) days oefor2 ~ ~ the same shall respectively become due and, provided, furth~r, i that as to any tax or assessmer~t applying ~to a fiscal period o~' the taxing authority wherein part of the period is included ~:ith- in the term of this Lease and a part of the tax or assessrr~ent is for a period oP~ time after termination of this Lease, ~he said f tax or assessment shall be prorated and ad~usted bett,reen the i~es- ( sor and Lessee as of the date of termination of this Lease. ° ~ i b.
