10. Repairs and Maintenance. Lessee shall at all ti::ws durin~ "

pairs and replacements to the Demised Premises and :naintain tne
same in ~ood condition. This covenant shall include the oblioation
upon the part of the Lessee to replace or renew when necessary any `
item of f~rniture, fixtures, machinery and equipment znd a13 such
replace:nents and renewals shall be at least equal in quality and
class to the original eguipment, furnishir~gs, machinery or fixtures.
Air conditioning, pool and other such equipment and machinery shall
be regularly serviced and ~r?~intained under appropriate service con-
tracts. Lessee shall.keep and maintain all portions of the ~eraised
~ Premises in clean and orderly condition, f~ee of accurrulation of
dirt and rubbish and pest infestation. Al1 buildings, structures
and improvements, furniture, furnishings, fiktures, machinery ard
' equipment now or hereaFter replaced or bought, or intended for use
upon the Demised Premfses shall be a part thereof and thereby the
property of the Lessor, without payment therzfor by the Lessor, arr3
shall be surrendered to the Lessor upon the expiration or earlier ~
termination of this Lease without cost or charge to the Lessor. ~
11. MechanicsT Liens. All persons are hereby placed on notice
that the ssee s never, under any circumstances, have ~he pa~~ve-r
to sub~ect the interest of the I,essor in the Deraised Premises to ar~y
mechar~ics ~ or materialmen~ s lien or liens of any lcind, in the absence
of a specific provision to the contrary herein contained authoriair~g
! in specific terms the creation of such lien or liens. All persons '
