~ 20. Duty of Lessee to Pay. It shall be the,duty ann obligation
oP the Lessee o assess ~s condominium uni~ owners, in accordance wi~h
the provisions of th~ applicable laws oF the State of Florida, deaiin,~
with condominiur?, the Declara~ion of Cordorainium and tr,e By-Laws of
~ the Lessee for such monies as shall be necessary to pay the rents ar~
other obligations provided for by this Lease, and to otner~3lse perform
~ its covenants and promises contained herein.
21. i.essor~s Ri~ht to Perform Lessee's Covenants. In the even~

to the Demised Prer.iises, or if it shall iail to take out, rraintzin and
deliver insurance poli.cies required he~^ein, or shall othez~rtise i'ail ~o
perform any otY~~er act on its part covenanted herein to be pzr~ormed 'oy
it, including the assessment agains L condor.~.nium unit or.*r.ers ~or n-
ies necessary to pay the rents herein prov~~ded for and the other ob1=-
gations of the Lessee herein contained, then the Lessor may, but shall
not be obligated to, without notice or demand upon the Lessee, perforrn
j the act so omitted or failed to be perforr~ed by the Lessze, or z~ay ~ne
monies which '~he Lessee has failed or refused to pay. 3i such per~ o-rm-
