tion of the Condominium, nis ri~h~s ?iereunder may thereaftex~ be assi~ned
only if there then be no default in any of ~he provisions of tnis Le2,se,
and only iS such ass3Cnment be in conncction with a sa2e, transfer, or
hypothecation oP all of his ri~hts in tr.e property whicii vlas, prior to
termination of the Condominium, condominium property, excep~in~ only
and p~ovided that any institutior.al first mort~a~ee which shzll become
an owner of a condominium unit or a tenant in com?r.on in what had been
condominium property by foreclosure o~ deed in lieu of foreclosure,
shall not be liable or obli~ated in ar~y way by the provisions o~ this
section, but the grantee of ar~y such institutional mort~agee shall be
fully liable and obligated for the payment of a ~roportionate share oF
the rental due and attributable to such condominium unit durin~ such
period of time as the con3ominium unit shal~ 'oe occupied by a tenant or
lessee holding under, by or throu~h such institutional first mortgagee.
34. Waiver of Ri~hts. The failure o~ the Lessor to enforce any
covenant, o ga ion or agreement of the Lessee r.erein contained shall
' not constitute a waiver o~ the right to do so tnereafter, nor shal~ it
constitute a waiver of the right to enforce any other covenant, obli-
- gation or agreement hereln contained. .
35. ~mendments. Once recorded, tnis Ninety-Nine Year Lease r.ay
not be amen e e~cept by instrument in writing executed by the parties
; hereto, duly recorded in the P.ublic ~ecor3s of St. Lucie County, Florida.

; 36. Copies. a copy of this Ninety-Nine Year Lease may be ex-
hibited or~'eZ'~vered to each person contracting to acquire a condom~.-
nium unit in the Corr~ominium from the ~eveloper, for tne pur~oose of
making full disclosure of all of the terms and provisions hereof. ~ach
such per5on expressly a~rees and consents~that minor changes, deletions,
additions and amendments may be made to this Lease prior ~o the record- ~
ation thereof, and without further advice or notice to such person, _
l .for the purpose of correcting typographical errors, comolyin~ with the
i requirements of an institut3onal mortgagee, o~ for ot}^.er reason, pro-.
~ vided such deletion, addition and/or amendment shall not m.a.teria? ly

37. Gender ar.d Use of Singular or Plural. Wherever the context
hereof so requ r•es or perm~. s e use o ~ e singular shail include the
plural, and the use~~of the plural shall include the singular; and the
use of any gender shall include all'genders.
