That if Second Parties shall first make the payments and

perform the covenants hereinafter mentioned on their part to be ~
made and performed, First Parties hereby covenant and aqree ta
convey and assure to Second Parties, their heirs, executors, ad-
ministrators, or assigns, in fee simple, free from all encu~brances,
by a good and sufficient warranty deed, the follawinq described
property situate in St. Lucie County, Florida:

Second Parties hereby covenant and aqree to pay First Partiea the
