Second ~?arties aqree to pay all costs, charqes and ex-
penaes, includinq attorneys fees and title searches, reasonably
incurred or paid by First Partiee becauae of the failure of
Seeond Parties to promptly and fully c~mply with all conditions,
~~oveuants ~nd agremnents contained herein. In the event Second
Pasties fail to pay alhen due any sums of aaney payable by virtue
of this aqreement within 15 days next after the aame.becomes due,
or if•each and every aqreement, stipulation. mndition und vova-
nant of this aqreesnent is not fully performed, complied with and

~abided by, then the e~tire unpaid balance of this agreement shall
forthwith and thereafter, at the option of Firat Parties, become
due and payable and the estate hereby created in Second Parties
shall cease, terminate and be null and v~oid. FurthezYaore,, this
aqree~nent ahall.-at the option of First Parties, be forfeited and
terminated and Seeond Parties shall for~eit all payments made by
the~n or~ this agreement, and such payntents shall be retained by
First Parties and Firs~t Parties ahall have the riqht to re-enter
and take possession of the premises aforesaid without beinq liable
for any action therefore. This agreement shaZl bind and benefit
the parties hereto, their heirs, executors, administratora and
assiqns.
