Any deficiency in the amount of such aggregate monthly payment shall, unless made good by the mortgagor ~
prior to the due date of the nezt such payment. constitute an event of defauit under this mortgage. The modgagee
may collect a"late charge" aot to eieeed two eents (2t).foc eachdollar (;1) of each payment more than fiEteen
(15) days in arrears to cover the e~ctr~ expense involved;ia headling delinquent.payments.
3. That if the total of the payaents mede by the oo'tgagor nndee (b) of p~s8raph 2 preceding shall exceed
the amount of payments actually made by tLe moct~a~ee._ fpc ~01tnd reat~, taa~es and assessments and insurance
premiums, as the case may be, such excess shall be credited by the mortgegee on subsequent payments to be
made by the mortgagor. If, however, tHe monthly payments made hy the mortgagor under (6) of paragraph 2 pre-
ceding shall not be sufficient to pey gROUnd rents, taxes and assessmants and insurance premiums, as the cese
may be, when the same shall become due and peyable, then the matgugot shall pay to the modgagee any amount
necessary to make up the deficiency. on oc beface the dete whea payment of such ground reats, taxes. assessments,
or insurance premiums shall be due. If at any time the modgagor shall tender to the mortgagee in accocdance ~vith
the provisions of the note secured hereby, full payment of the entire indebtedness repcesented thereby, the mort-
gagee shall, in computing the amount of such indebtedness. credit to the eccount ef the mortgagor all payments
- made under the pravisions of (a) of paragraph 2 hered which the mortgagee has not becaae obligated to payto
the Secretary of Housing and Urban DeveloPmeat and aay balance remaining in the funds accumulated under the

the same; and that he wili promptly deliver the official receipts therefor to the mortgagee.
