tion to. the monthly payments under the terms of the note secuced hereby. on the first day of each month untit the
said note is fully paid, will pay to the mortgagee the following sums:

ment, a monthly charge (in lieu oE a mortgage insurance premium) which shall be ia aa omouat equal to one-twelfth
(1; 12) oi one-half (y4) per centum ot the average outstanding balance due on the note computed ~vithout talcing into
account delinquencies or prepayments;

Any deficiency in the amount of such aggregate monthly payment shalt, unless made good by the mortgagor
prior to the due date of the ne:t such payment, constitute an event of default under this mortgage. The mortgagee
may collect a"late charge" oat to exceed tvro cents (2~) for ~ch dollar (il) of each payment more than fikeen
(15) days in arcears to cover tbe extta expense involved in h~dling delinquent poyments.
3. That if the total of the paynenfs msde by tbe e~a~tgaga undec (b) of p~ngraph 2 preceding shall exceed
the amount of payments actually made by the mp~t~agCe,: fo~ ~au~d rsnts, taxes and assessmeats and insucance
premiums, as the case may be, snch excess shall be credited by the mortgagee on subsequent payments to be
made by the mortgagor. If, however, the monthly peyments made by the mactgagor under (6) of paragraph 2 pre-
ceding shail not be sufficient to pay g~ound rents, taxes and assessm~~nts and insurance premiums, as the case
may be, when the same shall become due and payable. then the mactgngor shall pay to the mortgagee any amount
necesaary to make up the def iciency, on or beface the date when payment of sucb grou~d rents, taxes, assessments.
or insurance premiums shall be due. If at any tia~e the modgagor shall tender to the modgagee in accordance with
the provisions of the note secured hereby, full peyment of the entire indebtedness represented thereby, the mort-
gagee shall. in computing the amount of such indebtedness, credit to the account of the mortgagor all peyments
made under the Provisions of (o) of paragcaph 2 hereaf which tl~ moctgagee has not becane obligated to peyto
the Secretary aE Housiag and Ucban Development and any balance remaining in the funds accumulated under the
provisions of (6) of said paregraph 2. If there shall be a default under any oE the provisions of this mortgage, re-
sulting in a public sale of the premises covered ~ereby, or if the mortgagee acquires the propedy othecwise after

or impositions, for which provision has not been made hereinbefoce, and in deteult thereof the mortgagee may pay
the same; and that he wili promptly deliver the official receipts theretor to the modgagee.
