2. The Mort~a~ee m~y. at his option. and without waivin~ his ti~ht to acceleratc the iodcbtedoess hereby
secured and tu foreclose the same. pay eithec before or a[te~ delinquency any ot ~II of those certain obli~ations
requited by the terms hereof to be paid by the Motts~aor for the protection of the murt~ase security or fot the col-
le~tion of the iodebtedness hereby :ecuced. All swns so advanced ot paid by the Mortsasee shall be ch~r~ed into
the mort~ye account and become an inte~cal part thereof. subject in all respects to the terms. conditiona, and
covenaets of the aforesaid promisso~y note, and this mottaa~e. as tully and to the sama extent as thou~h a part
of the oti~inal indebtedness evidenced by said note and secured by this mort~ate. excepting howevet. that said
suma shall be repaid the Mortg:see [orthwith upon its demar~d and be in ~ddition to the re~ular monthly install-

3. That the absttact or abstracts of title covecin~ the mort~ased ptopetty shall at all times. durin~ the life
of this mort~a~e. remain in possession of the Mortsa`ee and in event of the foreclosure of this mort`a~e or othe~
transfer of title co the morcts~ed p~openy ie extin~uishment ot the indebtedness secured hereby. atl ri~ht. title
aod interast of the Mort~a~a in and to any such absu~cts af title shall pass to the putchaser or trantee.
4. To the exteet of the indebtedness of thc Mo~t~ajot to the Mortga~ee described herein or sccured he~eby,
the Monta~ee i~ hereby subco~ated to the lien or liens and to thc rishts of the owners and holders thereof of each
and every mon~a~e, liee or other incwnbcance on the land described herein whieh is paid and/or satisfied~ in
whole ot in part, out of the pcoceeds of the. loan desctibed herein or secnred hereby. and the respective tiena of
said mort~ajes, liene or other incumbrances. shall be and the same and each o[ them hereby is preserved and shall
pass to and be held by the Moct~a~ee herein as aecurity for the indebtedness to the Mortsa~ee herein described

recocd. it being the intention ot the puties hereto that the same will be satisfied and cancelled of record by the

S. ln the event the ownctship of the mortea=ed premises. or any put thereof, becomes vested in a person
other thaa the Mortgaaor~ the Mottdasee may. vrithout notice to the Mottgagor. deal with such successw or suc-
cessors in interest wit6 ref4:e~ce to this deeu and the debt hereby secnred. in the same manner as with the Mort-
sa~or without in any way vitiatins or dischargina the Mort`a~or's liability hereunder or upon the debt hereby
secured. No sale of the premises hereby mortgaged and no [orbeuance on the put of the Mortgagee. and no ex-
tension of the time for the payment of the debt heteby secured `iven by the !Nort`agee. shall operate to release.

6. The lien of this deed secures and shall contiaue to secure payment of said indebtedness or indebted-
