apray and otherwise keep, care for, improve and

described land in as qood state of cultivation and
~ fertilization as is custanarily provided by awners
~ of citrus groves in St. Lucie County, Florida.

If in any year durinq the term of this mortqage
~ fifty (508).per cent or more of the citrus fruit
crop qrawinq on said property is lost as a result
of freeze, hurricane storm, or other "Act of God"
then in that event, at the option of Mortqaqors
only accrued interest will be due and payable that
