and also pay to the said party of the second part, ite successors,
or assigns, such further sum of money,'if any, as the said party
of the second part may hereinafter during the continuance of these
presents, advance to the said party of the first part on the secu
ity hereof, with interest on such fur~her sum or sums from the t
. they may be respectively advanced at the aforesaid rate, and per-
form and observe all the covenants and agreements on the part of
the party of the first part herein contained, then these presents
shall be void.
And the said part~r of~ the first part, for itself, its heirs
successors, legal representatives and assigns-does hereby covenan
and agree: _ ~
1. To pay all and singular the principal and interest and
other sums of money payable by virtue of said promissory note and
such further sum or sums of money, if any, as the said party of
second part may advance to the uarties of the first part promptly
on the days respectively the same severally due.
2. To pay all and singular the taxes, assessments, levies,
~ liabilities, obligations and encumbrances of every nature on said
- described properties, and if the same be not pr~mptly paid the

~ said party of the second part, its successors and assigns may at

~ any ti~e pay the same without wiaving o= sffecting the option to
foreclose or any right hereunder, and every payment so made shall
bear interest from the date hereof at the rate of eight (8~6) per
cent, per annum.
3. To pay all and s~ngular the costs, charges and expenses
including attorney's fees, reasonably incurred or paid at any time
by said party of the second part, its successors, legal representa

~ tives or assigns, because of the failure of the party of the first

part, its successors, legal representatives or assigns, to perform
