affecting the option to foreclose or any right hereunder and each
~ and every such.payment shall bear interest at the rate of eight
(8~) per cent per annum from date.
8. The rents and profits of the mortgaged property herein
involved are also hereby mortgaged, and if proceedings to foreclos
this mortgage shall be instituted, the party of the second part,
or its successors or assigns shall be entitled upon application
to the Court having jurisdiction thereof, to have a Receiver ap-
pointed instanter to take over, manage, hold and control the mort-
gaged property and the business conducted thereon by the party of
the first part, and to apply those rents and profits, and receipt
derived therefrom to the indebtedness hereby secured regardless o
the~solvency of the varty of the first part, its successors and
assigns, ~r the adequacy of the security herein involved. The
costs of said Receiver to be at the expense of the party of the
first part and chargable against the security herein.
