The South 100 feet of the following described property:
Commencinq at the Northwest corner of Section 29, Township 36 South,
Ranqe 41 East, thence run South along the 1~1est line of said Section
29 a distance of 405 feet to the South line of the tract hereby
described, and the point of beqinning; thence run~from said point
of beginning West, parallel to the North line of Section 30, Town-
ship 36 South, Ranqe 41 ~ast, to the.i~lest line of the Sast~one-half
of the Northeast quarter of said Section 30; thence run North along
the said west line of the Sast one-half of the Northeast quarter of
' Section 30, 199.08 feet to a point; thence run Sast parallel to the
aforesaid South line to the waters of the Indian River; thence
meander the waters of the Indian River Southeasterly a distance of
227.51 feet, more or less, to a point which is due Bast of the
point of beginninq; thence run West, parallel to the North line of
said Section 29, to the West boundary line of Section 29, and the
point of beqinninq, toqether with riparian riqhts appertaininq
thereto. 8xcepting the=efrom a right of.way 100 feet in width, ly-
inq.50 feet on each side of the center line of the Florida East
Coast Railway Company right of way as measured at riqht angles
i j thereto across said property, and rights of way for public roads.
This conveyance is also made and accepted subject to a first
~ mortqage given by Ernest H. Artz, Jr. and Dorothy Adams Artz, his
~ wife, to First Federal Savings and Loan Association of Indian River
County, dated July 12, 1957, and recorded under Clerk's File No.
59240~ public records of St. Lucie County, Florida, upon which
there remains unpaid~a principal sum of $7,870.53.with interest at
I 696 per annum from December l, 1970, which said mortgage and the
'i note secured thereby Grantees hereby asswne and agree to pay as a
portion of the purchase price for said premises.
