SANTE, his wife, 206 North 23rd Street, Fort Pierce, Florida,

hereinafter called "SECOND PARTIES", {

That if Second Parties shall first make the payments and
perform the covenants hereina~ter mentioned on their part to be
made and performed, First Parties hereby coveriant and agree to
convey and assure to Second Parties, their heirs, executors,
administrators, or assiqns, in fee simple, free from all encum-
brances, by a qood and sufficient warranty c7eed, the follawing I

described property situate in St. Lucie County, Florida: ~

of on file in Plat Book 5, page 49, of tl~e public -
~records of St. Lucie County, Florida.
Second Parties hereby covenant and agree to pay First Parties the ~
sum of ELEVEN THOUSAND DOLLARS ($11,000.00) with interest at the
rate of 8~96 per annum as follaws:
$1,000.00 on or before the signing of this agreement, ~
receipt whereof is hereby acknowledqed; ~
$94.00 per month beginning the lst day of Septe~aber,
1970, and $94.00 on the lst day of each month there-
after until the whole be fully paid;
Each installment shall first be applied on the pay- ,
q~ ment of interest, taxes and insurance and then on the
. unpaid balance of the principal sum. Z'he monthly
installments will re~nain at $94.00 per mont~ unless

~,~m ' taxes or insurance cause the payments to fluctuate .
j o upward or dowrxward from their present level, and both ~
partiesY~ereto agree that if such fluctuation occurs, '

the monthly payments will be adjusted accordingly.
Furthermore, if payments are not received by the 7th
of the month when due, a penalty charge of $4.70 p~
will be made. In addition, if payments are not re- y`~~
ceived by the 15th of the month when due, interest
at the hiqhest legal rate ahall be computed from
~the date of the last payment made by Second Parties
through the date the arrearage is rectified.
