pay v~hen due any siuns of money payable by virtue of this agree- -

ment withi~ 15 days next after the same becomes due, or if each
and every agreement, stipulation, condition and covenant of ~
this agreement is not fully performed, complied with auid abided
by, then the entire unpaid balance of this agreement shall forth-
~ with and thereafter, at the option of First Pa~ties, become due
and payable and the estate hereby created in Second Parties
shall cease, terminate and be null and void. Furthermore, this
agreement shall, at the option of Firat Parties, be forfeited
and terminated and Second Parties shall forfeit all payments made
by them on this aqreement, and such payments shall be retained
by First Parties and First Parties shall have the right to re-
enter and take possession of the premises aforesaid without
being liable for any action therefor. This aqreement shall
bind and benefit the parties hereto, their heirs, executors,
administrators and assiqns. ~
IN WITNESS WAEREOF, the parties to these presents have
hereunto set their hands and seals, in duplicate, the day and
year first above written.
