The Mat~a~ee may, at his option, and without waivin~ his n~ht to accelerate the indebtedness heteby ~
secured and tu [oreclose the same, pay eithet ~efore or a[ter delinquency any ot all of those cenain obli~ations `
reqw~ed by the terms hereot to be paid by the Mott~a~or for the proteciion of the mo~t~aae security ot for the col-
lectiun of the indebtedness hereby secured. All sums so advanced or paid by the Mortja~ee shall be cha~~ed into ~
the mott~a~e account and become an inte~r~l part theteoi. subject in all respects to tAe tetms. conditions, and
~..venants uf the afcxesud promissoty note~ and this mott~aae. as fully and to the same eatent as thou~h a pait ~
uf the orieinal indebtedness evidenced by said note and secured by this mort~a`e. exceptin~ howevet. that said ~
cumc shall be repaid the Mcxt~a~ee (orthwith upon its demand and be in addition to the re~ulu monthly instRll-

3. That the abstr~ct or absuacts of title covetin~ the mort~yed pmpe~ty shall at all times. duci~~ the life ,

the A1oit6a~ee is hereby subrogated to the lien ot liens at~d to the ri~hts of the owners and holders theteo~ of each
and every mort~ase, lien or other incumbrance on the land desctibed herein which is paid and/ot satisC~ed. in
whole or in part, out of the proceeds of the loan desccibed he~ein ot secured heteby. and the respective liens at
said mort~ajes, liens or other incumbrances, shall be a~d the same and each of them hereby is pre:erved and shall
pa~s to and be held by the Mottsa`ee herein as aecurity for the indebtedness to the Moct~a~ee herein described
on c~reby secured, to the same extent that it would have been presetved and ~vould have been passed to and been
held by the A1c?rtsa`ee hsd it been duly and ~e~ululy a~ti~ned. ttans[ened~ set over. and deliveted unto the Mort-
Ea~ee by separate deed of assi~nment, notwithstandin~ the tact that the same may be satis[ied and cancelle~ of ~
re~ord. it bein~ the intention of the puties hereto that the same will be satis(ied and cancelled of record by ihe
h~~lder~ thereof at or about the time of the recordin~ of this mott~a~e. ~
S. in thc event the ownership of the mort~aied ptemises. or any part theteof. becomes vested in a person
other than the Nurtgagor. the !Hortga~ee may, without notice to the Mort~asot. deal with such successor or suc-
cecsors ~n interest w•ith reference to this deed and the debt hereby secured. in the same mannec as with the Mort-
gasor without in any way vitiatins or dischar~in~ the Mott~a~or's liability hereu~der or upon the debt hereby
