penses, includinq attorneys fees and title searches, reasonably "
incurred or paid by First Parties because of the failure of
Second Parties to prompt~y and fully comply with all conditions,
covenants and agreements contained herein. In the event Second
Parties fail to pay when due any swas of money payable by virtue

of this aqreement within 15 days next after the aame becom~s ~

due, or if eac~ and every agreement, stipulation, condition and
covenant of this agreement is not_fully performed, complied

with and abided by, then the entire unpaid balance of this agree-
ment shall forthwith and thereafter, at the op~ion of First E
Parties, become due and payable and the estate hereby created
in Second Parties shall cease, terminate and be null and void.
Furthernbre, this agreement shall, at the option of First Parties,

be forfeited and terminated.and Second Parties shall forfeit all '
payments made by them on this agreement, and such payments shall
be retained by First Parties and First Parties shall have the
' right to re-enter and take possession of the presnises aforesaid

~ without being liable for any action therefor. T'his agre~nent •

; shal~ bind and benefit the parties hereto, their heirs, executors,

; administrators and assigns.
