~ !N ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS
` CQVENANT AND AGREE THAT:

~ (t) The MORTGAGOR herein shall make within 7 days of the due date, tfie payments called
~ for in the 13t mongage now encumbering this property, to the MORTGAGEE herein at
~ their office or s~me other place as desig~ated by the MORTGAGEE herein. ~
~ (2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and '
win~storm insuranoe, all ad volorem city and/or county taxes, any specia) improvement asseuments and any '
othe: special governm~ntal assessments or charges. ~
~ (3) If the MORTGAGOR herein do not make the pay-ments on the lst ~9a9e , the fire and ;
~ ~vi~dstorm insurance premiums and governmental taxes or special assessments as they come due, as well as 4
~ the payments called for in this mortgage deed, then the MORTGAGEE herein wn at the ir ~
~ optian make these payments, adding said payments made to the balanoe due hereunder. If any one or al) of
~ the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can attheiP

~ option, without further notice declare the batance due under this mortgage due and payable in full at once
~nd forthwith place the matter in the hands of an attorney for collection or enforcement. In tRis event al)

(4) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per-
missio~ of the MORTGAGEE herein and any attempt to do so without ihis written permission wil) be nul)

s (51 The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinanoe the first mortgage
~ now encumbering this propsrty at any time deeme~ dasirable by the MORTGAGEE herein. The pro-
~ ceeds of the said refinancing shall be appfied against the unpaid balance due hereunder.
: (6} The MORTGAGOR herein will be at the requesf of the MORTGAGEE herein acknowledge, in writing,
the existance of this mortgage and the amount still due thereon on a estoppel form provided for this pur-
~ pose by the MORTGAGEE .
~ ~ Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreernents,
P stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
5 ~ GAGEE harein, at his option, to declare the entire balance due hereunder, to be due and payable at once
~ without notice. Failure of the MORTGAGEE herein b exercise this option at any time shall not aonstitute a!
~ ~ waiver of the right to exercise this option at some labr time.
