James W. Duncan and Mary Elaine Duncan, his wife,
hereinafter called the Mortgagor~ and Administrator of Veterans Af fairs , an Of f icer ~
of the United States of America, and his auccessors in such office, as
such, hereinafter with his successors and assigns,
hereinafter called the Mortgagee,
WIITIESSETH, that for valuabie considerations. the said~Mort$agor does hereby ~ant, bargain, sell

collect and retain the said rents, issues and profits until delault 6e~eund~); and all futures now or here- '
after attached to or u~ed in connection with the pre~tniaes hereia desar~b~ and in addition thereto the fol-
towing described household applianoes, which are and shall be deemed to be, fiatures and a part of the
realty, and are a portion of the security for the indebtedness hereiri mentioned.

'I'O HAVS AND TO HOLD the same, and every part thereof, with the appurtenances of the said `
.liortgagor in and to the same, and every part and parcel thereof, unto the said Mortgagee in fee simple.
The Mortgagor hereby covenants with the Mort~agee, that he is seized of said land in fee sitnple or
such other eatate, ii any, aa is stated herein; and that said Mortgagor dces hereby fully warrau~t the title to _
said land, and every part thereof, and will defend the same against the lawrul claims of all persons
whomsoever. ~
PAOVIDED ALWAYS, that if~ the Mort~agor should pay to the Mortgagee that certain promissory
note of even date herewith, made by the Mort~agor and payable to the order of the Mortgagee in the
principat sum of 7~ielve Thousand 7t~io Htmdred Dollars, payable in monthly install-
ments ta principal and interest of a 94.17 starting on the 8th day of February

~ form of mortgage, which is incorporated herein by refer~nce as if set out herein in full, then these presents
shail be void and released at the eapense of the Mortgagor, otherwise to remain in full force and effect. The
said blank or m~ster form of mortgage was recorded on February 13, 1970, in the OfScial R.ecords of the
Clerk of the Circuit Court of the following counties in Florida in the Of5cial Records Volume and at the
page designated after the name of each county, to-wit: (eacept that it was recorded in Bradford, Brevard, ~
Duval and Suvvannee Counties on February 9,1970, and in Dade County on Fe~uary I0, 1970)
