Any deficiency in the amount o# such aggregate monthiy payment shall, unless made good by the mortgagor piior to the due date of the next such paypient. coastitute an event af default under this mortgage. The mortgagee may collect a"late charge" not to exceed two cents (2~) for each dotlar (~1) of each Qayment mae than Eifteen (15) days in arrears to cover the extra expense involved in hanc~ling delinquent payments. . . 3. That if the total of the payments made by the mortgagor under (6) oE paragraph 2 preceding shall exceed the amount oE payments actually made by the mortgagee. for ground rents, ta~es ~nd assessments and insuran~e pcemiums, as the case may be. such excess shall be credited by the mortgegee on subsequent payments to be ~ made by the mortgagor. If, however, the monthly payments made by the moctgagor undet (b) of paragraph 2 pte- ceding shall not be sufficient to pay ground rents, taxes and assessmants and insurance premiums, as the case may be, when the same shall become due and payable, then the moctgagoc shall pay to the mortgagee any amount ~ necessary to make up the def iciency, on or befae the date when payment of such ground tents, taxes, assessments. ~ or insurance premiums shall be due. If at any time the modgagor shall tender to the mortgagee in accordance with ~ the provisions of the note secured heceby, full payment of the entire indebtedness represented thereby, the mort- ~ gagee shail, in computing the amount of such indebtedness, credit to the account of the mortgegor all payments made under the provisions of (a) of paragraph 2 hereof which the mortgagee has not become obligated to pay to ~ tbe Secretary of Housing and Urban Development and any balance remaining in the funds accumulated under the ~ provisions of (6J of said paragraph 2. If there shall be a default under any of the provisio.~s af this mortgage, re- ~ sulting in a public sale of the premises covered iereby, or iE the mortgagee acquires the property otherwise after default, the morigagee shall apply, at the time ~ the commencement oE such proceedings a at the time the prop- erty is otherwise acquired, the balance then remaining in the funds accumulated under (b) of paragraph 2 preceding ~ as a credit against the amount of principal then remaining t}npaid undec said note and shall properlyadjust any ~ payments which shall have been made under (a) of said paregraph. ~ 4.
