2. The Mortgage~e may. at hia option. and without waivins his tight to accelerate the indebtedness hereby
secuted and to faeclose the same. pay either betore ot after delinquency any or all of those certain obligations
tequired by the terms hereof to be paid by the Mort`a`or for the protection of the mortgage security or (or the col- ~
lection of the indebiedness hereby secured. All sums so advanaed or paid by the Mortgagee shall be char6ed into
the mort~a~e account and become an intesrpl part thereoi, subject in all respects to the terms. conditions, a~d
covenants of the af~xesaid promissory ~ote, and this mortgage, as fully and to the same extent as thoueh a part
ot the orisinal indebtedness evidenced by said note and secured by this mortgage, excepti~g however, that said
sums shall bc repaid the Mortga~ee fortl~with upon its demand and be in addition to the regular monthly install-
ments provided by the mataage note. ~
3. That the absuact or abstracts o[ title coverina the mort`a6ed property ahall at all times. durins the life
of this mortga6e. remain in possession of the Mortgagee and in event of the foreclosure of this mortgage or other
transfer ot title to the mortgaged property in extinguishment of the indebtednesa secored hereby. all rish?, title
and interest of the Mortsa~a in and to any such abstracts o[ title shall pass to the purchaser or 6rantee.
4. To the exte~t of the indebtedness of the Mortsagor to the Mortgagee described herein or secured hereby,
the Mortgagee is hereby subrogated to the lien or liens and to the rights of the owners and holders thereo[ of each
and every mortgage, lien or other incombrance on the land described herein vrhich is paid and/or satisfied, in
whole or in part, out of the proceeds of the loan described herein or secwed hereby. and the respectivt liens ot
said mort~ages, liens or othet incumbrances, shall be and ihe same and eacb of them hereby is prcserved and shall
pass to and be held by the Mortgagee herein as security for the indebtedness to the Mortgagee herein described
or hereby secuted, to the same estent that it would have been preserved and would have been passed to and been
held by the Mort6aaee had it beeo duly and tegularly assigned, transferted. set over, and delivered unto the Mort-
gagee by separate deed of assi~nme~t, notwithstandind the fact thet the same may be satis[ied and cancelled of
record, it being the intention oC the parties hereto that the same will be satisfied and cancelled of record by the
holders thereof at or about the time of the recordins of this mortgage.
S. In the event the ownership of the mortgaged premises, or any part thereof. becomes vested in a person
other than the Mortga6or~ the Mortgagee may, wiihout notice to the Mortgagor. deal with such successor or suc-
cessors in interest with reference to this deeu and the debt hereby secured~. in the same manner as with the A1ort- .
~gasor without in any way vitiating or discharging the Mortgagor's liability hereunder or upon the debt hereby
secured. No sale of the premises hereby mortgaged and no forbearanco on the part of the Mortgagee. and no ex-
tertsion of the time for the paymeot of the debt hereby secored given by thc Mortgagee shall operate to celease.
discharge, modify, change or affect the orisinal liability of the Mortgasor herein eithec in whole or in part.
6. The lien of this deed secures and shall continue to secure payment of said indebtedness or indebted-
~ ness. however evidenced, whether by said promissory note or any renewal or extension thereof or substitute there-
i for, or otherwise, until all such indebtedness shall have been fuily paid.
