Common ~Sur l~us means the excess of all receipts of the Assoc~Tat~n,~c-luding, but not limited to, assess- ment, rent, profits and reve~ues on account of the common elements, over the amount of common expense. J. Condominium ~Pro er~t__~__ mea~s a~d includes the land in a condominium, w e-~her or not contiguous, aad all imp~ovements thereof, and all easeme~ts and rights there- to,.intended for use in connection with the condominium. K. Assessme~t means a share of the funds required for the payment o common expenses which,_fr~m time to _ time, is assessed agai~st the unit owne~. L. In§titutional Mortgagee means a Bank, Savings and Loan Association, Insurance Company, Union Pension Fund, or any other lender authorized to do business in the ~ State of Florida, or an Agency of the United States Gov- ernment.
