1. Common ~Sur l~us means the excess of all receipts
of the Assoc~Tat~n,~c-luding, but not limited to, assess-
ment, rent, profits and reve~ues on account of the common
elements, over the amount of common expense.

land in a condominium, w

imp~ovements thereof, and all easeme~ts and rights there-

K. Assessme~t means a share of the funds required
for the payment o common expenses which,_fr~m time to
_ time, is assessed agai~st the unit owne~.
L. Condominium Parcel means a unit, together with
the undivided share of the commo~ elements, which is ap-
purtenant to the unit.
M. Condominlum Unit, or Unit, means a part of the
Condominium p~operty which is to be subJect to private
ownership.
~ N. Unit Owner, or Owne~ of a Unit, or Parcel
Owner, means the owner ~ a Con.dominium parcel.
0. Devetoper means VENTURE OUT IN AMERICA, AT ST.
LUCIE, INC., a F-lorida Corporation, its assigns or successors.
P. In§titutional Mortgagee means a Bank, Savings
and Loan Association, Insurance Company, Union Pension
Fund, or any other lender authorized to do business in the
~ State of Florida, or an Agency of the United States Gov-
ernment.
Q. Occupant mea~s the person o~ persons, other-
than the Unit Owner, in possession of_a unit. ~
; . R. Co~dominium Documents mean this Declaration,
~ the By-Laws and all Exhibits annexed hereto as the same
~ from time to time may be amended.
i S. Unless the context otherwise reguires, all
i other terms used in this Declaration shall be assumed to
have the meaning attributed to said term by Section 3 of
the Condominium Act.
