Sur lus. It shall be presumed that the first `
monies disburse n pa~yment of costs of repair a~d res- ~
toration shall be-made from the insu~ance proceeds; and
if there is a balance in the funds after payment of all
costs of the repair and restoration. such bala~ce shall
be dist~ibuted to the Association's General Fund. ~
4.' Plans and S~ecifications. Any repair and ras-
toration musi ~e s~stant a y n accorda~ce with the ;
plans and specifications for the original improvements, 1
or according to the plans approved by the Board of Direc- '
tors of the Association, which approval shall not be
unreasonably withheld. ~
5. Such other insura~ce shall be carried as the ~
6oa~d of Di~ecto~s of the Association shall determine in ~
its disc~etio~ from time to time to be desirable. ~
6. Each i~dividual unit owner shall be responsible ~
for purchasing at his own expense, any additional liability ~
insu~ance as he may deem necessary, to cover accidents,
occurring upon his own unit, and for the purchasing of
insurance.upon~his own personal property.

USE AND OCCUPANCY '
A. All travel trailer units, he~einafter referred
; to as units in the subdivision, are hereby designated
~ RECREAT~ONAL SITES FOR TRAVEL TRAILERS (SITES), including
! within such category, tent type folding traile~s, pick-up
~ campers, modern travel t~ai lers and other simi lar types of
~ camping trailers and equipment that are mobile, hereinafter
referred to as "recreational vehicles". NOT IkCLUDED with-
in such classificatio~ shall be folding tents not mounted
on wheels. No permanent or semi-pe~manent structure may
~ be erected on any unit in the subdivision nor may any
~ trailer which is designated as permanent living quarters be
located or placed on any unit, it being the declared intent
of the sutidivider to exclude mobile homes from use of the
unit and to create and maintain an area designed for the
maximum beauty and benefit of leisure time campers. PRO-
VIDED, further, that tables, benches, fireplaces and grills
may be e~ected, but no personal property except as provided
for immediately above, shall be permitted to remain where
~ it can be seen by other site owners or visitors to the area,
~ except when the unit is actually in use; provided, further,
~ however, that the foregoing shall not apply to the principal
~ recreational vehicle which may be allowed to-remain on the
y unit even though not in use;_provided, however, each owner
~ of a recreationai vehicle shail be obligated to cause to be
removed that vehicle during seasons normally attended by high
~ velocity winds. No camping facility shall be placed on a
~ unit for more than five days without the said facility `
having been approved by a duly authorized representative
