4. No outside toilets shall be installed or ailow-
ed on any unit. Venture Out will or has installed suit-
able and adequate sanitary facilities as provided by the
laws of the State of Florida, and each user of such fa-
cilities agrees to protect the same and prevent loss or
damage to accrue thereto.
- 5. No nuisance shall be allowed upon the condomin- ~
ium property nor any use or p~actice whfch is the source ;
of annoyance to residents, o~ which interferes with the
peaceful possession and praper use of the property by its !
residents. All parts of the property shall-be kept in '
a clean and sanitary condition, and no rubbish, refuse
or garbage shall be allowed to accumulate, or any fi~e
hazard.allowed to exist.
6. Ali units in the subdivision are restricted to
recreational uses for parking of a travel trailer, eating,
etc., and no comme~cial activities shall be conducted
thereon; provided, however, the foregoing.shall not be
construed so as to prevent the Develope~ from designating
certain areas reserved to it as commerciai for its use
in supplying goods and services to the unit users in the
condominium.
7. The Condominium Association formed shall levy
'~nd collect a reasonable monthly assessment against the
owners of each unit sufficient to cover each unit's pro-
portionate share of ~he actual cost of operating and main-
taining ali common use property and faciliti~s, providing
water., electricity and garbage disposal service, sewage
service, general maintenance and carrying out of its du-
ties hereunder as "management". Likewise, the Associa-
tion shall include in the assessment so made the sum ad-
equate to pay all real property taxes on the condominium
I parcel as well as the common elements. The collection of
~ these sums shall be provided for in an adequate manner to
E assure the maintenance necessary. When the unit owner i,s
not ~in possession of hi~s unit as provided in Article X1
hereof, the Developer will undertake to rent to oLhers. ~
Rental income witl be apportioned as provided and dis-
bursement will be made as to the unit owner's p~rtion
first to accrued condominium charges with the residue, if
any, to the several un i t owner,s .
8. These restrictions shall be considered as cove-
nants running with the land, and shall bind the purchasers
- of all units shown on th.e subdivision plat or plats here- ~
inbefore referred to, recorded or to be recorded, their
heirs, executors, administrators, successors, and assig~s, ~
and if said owner or a~y of them, their heirs, executors,
~ successors or assigns, shall violate or attempt to vio-
late any of the covenants or restrictions herein contained,
~ it shall be lawful for any person or persons owning any
~ such unit in the subdivision in which said unit is sit- ~
~ uated to prosecute any proceeding at law or in equity
~ against the person or persons violating or attempting to
~ violate any such covenant or restriction and either to
~
