together with its appurtenances, tenements and hereditamenta, and
toqether with all improvements, buildings and structures now or
hereafter placed thereon, and all furniture, furnishinqs, fixtures,
machinery and equipment naw, thereon or hereafter brought or placed
thereon or intended for use thereon, and all additions thereto, and
hereinafter referred to as the "Recreation Center" or the "demised
premises".
2. TERM. The term of this lease shall connnence on the
date that the Declaration of Condominium of Windmill Village By
The Sea Condominium No. 1 is .filed for record in the Public Records
of St. Lucie County, Florida, and shall end on the 31st day of
December, 2020,
3. OTHSR LEASES.
, 3.1. Lessor•s Right t4 Make Additional Leases. The
Lessor shall have the right to make additional leases of the Recrea-
tion Center to "other lessees" without the consent of the Lessee,~
and all such other leases to "other lessees" shall be valid for~all
intsnts and purposes.therein expressed and neither the granting of _
such leases nor the creation of the leasehold estate therein shall
~ invalidate this lease or reduce or abate the rental due under the

~ terms of this lease from the Lessee to the Lessor, nor qive the

t Lessee the right to avoid any of its covenants, agreements or ob- 4

ligations to be performed hereunder.
Leases of the Recreation Center made with "other
~ ~
lesaees" shall be substantially the same as this lease except as to
the amount of rent to be paid to the Lessor by "other lessees", and
~ except as to the persons who may use the Recreation Center under
~ other leases. The units of artici ation in the commnon e enees

of the Recreation Center and of the Association shall be in proportion
