(e) Lessee aqrees to pay any sales taxes or
other taxes on the rent imposed by any governmental authority.
7. LESSEE'S OBLIGATION TO PAY ITS SHARE OF COMMON
EXPENSES OF THIs' RSCRSATION C$NTSR.
7.1. Sharinq of Sxpenses. The Lessee agrees to pay its
share of the comanon expenses of the Recreation Center in proportion
to the number of "units of participation" assigned to it by this
lease as compared to the total nwaber of "units of participation"
assiqned to all of the lessees of the Recreation Center. However,
the Lessee's share.of the expenses of the Recreation Center shall
not be greater than 21$ which is based on a minimum number of 800
~ "units of participation". However, the Lessee's share of the expenses
~ of the Recreation Center shall not exceed $588.00 per month from
the date of commencement of this lease to December 31, 1971. The
Lessee agrees to pay to the Association the.swn of $588.00 per_
month to the Association in advance on the first day of each month

as its initial assessment until December 31, 1971. The first payment
~ of the assessment shall be prorated from the date of the commencement
i of the term of this lease to the fi=st day of the folloowing month.
~ 7.2. "Units of Participation". The Lessee is assigned
~ 168 "units of participation" which is based upqn the number of

condominium units in WINDMILL VILLAGE BY THE SEA CONDOMINIUM NO. l.
~ 7.3. Assessments by Association. The Lessee agrees to
~ pay all assessments made by the Association for the purpose of payinq

~ the common expenses of the Recreation Center.
7. 4. Comm~on Expenses . The common e~cpenses of the

~ insurance premiums, utility charges, repairs and maintenance, salaries,
