For the purpose of securinq unto the Lessor the payment of rent, and the common expenses of the Recreation Center, and for the purpose of securing the performance of every~ and all of the covenants of the Lessee herein made for the use and benefit of the Lessor, the Lessee does hereby grant unto the Lesaor the liens described herein which shall be cumulative, and the Lessor may exercise one or.some without waiving the others or may exercise all simultan- eously. 8.1. Lessee's Interest. The L~ssee does hereby give and grant unto the Lessor a continuinq first lien paramount and superior to all others upon any right, title and interest of the Lessee in and to this lease and the demised premi.ses. 8.2. Lessee's Assets. The Lessee dces hereby qive and grant unto the Lessor a continuing first lien paramount and superior ~ to all others, including unit owners, upon its assets and comanon surplus . _ . ~ ~ 8.3. Condominium Parcels. The Lessee as agent for ~ j ~ each condominiwn unit owner does hereby give and grant unto the f ~ ! Lessor continuinq liens in the nature of individual mortgages upon ~ ~ . . l ~ ? each and every of the condominium parcels described in the Declaration ~ ~ of Condominium of WINDMILL VILLAGE BY THE SEA CONDOMINIUM NO. 1 and ~ their appurtenances, and all fixtures and equipment now or hereafter contained or placed upon any condominiwn unit, including air condi- ~ tioners, stoves, ranges, refriqerators, hot water heaters, and dis- ~ ~ washers, which liens shall be prior ~nd superior to all other liens ~ and encumbrances except institutional first mortgages. These liens ~ ~ shall secure the payment of all monies d~e the Lessor hereunder ~ ~ and may be foreclosed against said owner and his condominium unit ~ in a court of equity in the manner provided for the foreclosure of mortgages.
