abatement, or suspension of any of the Lessee's covenants, promises
and obliqations hereunder.
10.2. Nonexclusive Use of Remainder of Recreation Center.
The riqht to use, occupy and demonstrate, on a nonexclusive basis,
for the purpose of promotinq and aiding in the sale or rental of
its-progerty. Such ~iqhts may not be exercised in an unreasonable
manner inconsistent with the rights of the Lessee to use, occupy
aad enjoy the Recreation Center. The exercise of.such rights by the
Developer shall not reduce, abate or suspend the Lessee's obliqation
to perform in full all of its covenar~ts and promises herein made. -
. 10.3. Pramotion. The riqht to display and erect signs,
billboards, and placards, and store, keep, exhibit and distribute
primted, audio and visual promotional materials in and about the
the premises and to conduct parties to promote sale thereat.
10.4..Sales. The riqht to use the Recreation Center for
the purpose of selling its properties, including the rights to make
sales presentations, sales contracts and cibeinqs of sales thereat.
10.5. Administrative Office. The riqht to use the adminis-

~ 11. SUBORDINATIOAI TO INSTITUTIONAI, FIRST MORTGAGES. ~

~ 11.1. Riqhts of Institutional First Mortgagees. An insti-

~ tutional first uartgage referred to herein shall be a mortqage upon ~
~ ~
~ a sinqle condominium unit originally granted to and owned by a bank,
~ savinqs and loan association or insurance company or through their
~ respective loan correspondents, intended to finance the purchase of ~
a condoininum unit or its refinance, or secure a loan where the primary ~

~ security for the same is the sinqle condominium unit involved.

~ 11.2. Subordination by Lessor. The Lessor does hereby agree

~ to subordinate its lien hereunder to the lien of any institutional
~
~ first mortqage against a single condominium unit and will execute an ~
~ '
~ instrument of subordination or join in the execution and delivery of ;
~ '
~ a mortgage (provided it does not assume or become obliqated to'perform t
~ any of the covenants of the mortgagor therein), as the mortgagee may
~
require.
